Eric Frahlich, Managing Director
As the Managing Director, since 2001, Eric is responsible for ensuring that each guest has the best real estate experience possible. Eric’s 13 years as a Food and Beverage Executive at Four and Five Star hotels, such as the Boston Harbor Hotel and the Four Seasons Hotel Boston, uniquely qualifies him as our “resident service expert.” Eric had been a long term client of Lillian’s prior to assuming this management role. He ensures that every aspect of Lillian Montalto Signature Properties is focused on achieving Lillian’s mission of creating “Raving Fans”.
Susan Pappalardo, Operations Manager
As Operations Manager, Susan is responsible for the smooth operation of all aspects of our Closing, Listing and Administrative Departments. She brings with her over 20 years managerial experience in both the legal and communication industries. Having been a past client of Lillian Montalto Signature Properties, she has experience with our company, from both sides of the transaction.

Nancy joined Lillian Montalto Signature Properties in 2001, as an Executive Assistant at the Concierge Desk. She is responsible for incoming calls, the scheduling of all real estate appointments and greeting all guests upon arrival. Before joining Lillian’s team she worked as an office coordinator for a small computer company in Ipswich and owned her own business.
Marcia joined Lillian Montalto Signature Properties as an Executive Assistant at the Concierge Desk. She is responsible for incoming calls, the scheduling of all real estate appointments and greeting all guests upon arrival. Before joining Lillian’s team Marcia worked in the hospitality field in hotel and restaurant settings. She managed the front office & hotel at the Atkinson Country Club & Resort, managed the Peddler’s Daughter Irish Pub & Restaurants located in Nashua, NH and Haverhill, MA; their sister restaurant The Bistro 45 and the former Vincenzo’s Italian restaurant of Andover.
Sue currently serves Lillian Montalto Signature Properties as an Administrative Agent. Her background in real estate sales and marketing, coupled with her administrative training makes Sue uniquely qualified to exceed our guests expectations. A past associate of several real estate companies in marketing, sales and administrative capacities, Sue has represented Lillian Montalto Signature Properties at the Andover office since February 2001.
Patti has been a part of Lillian Montalto’s team since 1997. After Lillian helped Patti and her family relocate from Atlanta, GA, Patti began her career in real estate as Lillian’s Executive Assistant. Her duties have spanned the office from receptionist to Lillian’s “exclusive showing partner.” Patti is a Certified Relocation Coordinator (RCC) through the #1 International Relocation Company, Leading Real Estate Companies of the World. Patti is highly trained to service buyers and sellers either relocating into the area or throughout the continental U.S. and abroad.
After 12 years of experience as a Manager & Recruitment Specialist for the Information Technology Staffing Industry, Joe has brought his Sales and Marketing Experience to Lillian Montalto Signature Properties. Joe has lived in the Andovers since 1995 and as a former client of Lillian’s, he knows first hand the high level of service provided by Lillian Montalto Signature Properties throughout all phases of a Real Estate transaction. Joe has been awarded the 2003 Rookie of the Year Award from the Realty Guild, 2004 Rookie of the Year Award from Northeast Association of Realtors, as well as platinum and silver awards. Joe graduated in 1991 from Bryant College with a B.S. in Business Communication.
After 25 years of experience owning a software design and IT consulting firm in North Andover, Kathy has brought her sales and professional background to Lillian Montalto Signature Properties. Kathy has lived in Boxford for the past 13 years. She grew up in Haverhill and attended Bentley College in Waltham, MA, where she received an AS in Accounting and a BS in Business Management. Kathy is also active with local charities and has helped raise over $250,000 for women and children in need throughout the Merrimack Valley.
Taylor, while attending Merrimack College as a business major, started at Lillian Montalto Signature Properties as an intern and has developed into a Residential Specialist and is one of Lillian’s showing partners. Taylor has several years of experience in marketing and offers her expertise and efficiency in the buying, selling, and rental process. Taylor, a native of Andover, has a vast knowledge of the local community.
After 10 years in the mortgage business, Michael joined Lillian Montalto Signature Properties in 2007, as a Residential Specialist. He brought with him an extensive knowledge of home financing, as well as experience working with investors and builders. Michael holds a Real Estate license in both Massachusetts and Florida.
Sandy heads our Design and Staging Division. With her artistic attention to detail, she can take a plain vanilla room and transform it into a place you want to call home. Sandi Guilizia has been working with area builders for over 10 years. She is experienced with all phases of new construction sales, including condominiums and single family homes. Because of her background, she is able to make the experience of buying or building a new home memorable.
